Building Project Update

Week of:  September 3, 2019
The Board of Education approved the guaranteed maximum price (GMP#1) proposal for the demolition and abatement of the boiler building at its August 27, 2018, meeting.  Notice to proceed will be issued this week, with construction services and abatement activities scheduled to begin the week of September 17th.  Once negotiations are completed, the guaranteed maximum price (GMP#2) proposal for the new building construction will be presented for board approval in October.

Week of: August 17, 2018
The Board of Education will consider the guaranteed maximum price (GMP) proposal for demolition and abatement of the boiler house at its August meeting.  With board approval, demolition activities will begin September 18, 2018, and continue for four weeks.  The GMP for new building construction will be presented to the board for approval in early fall, so contraction should begin by mid-October.

Week of: May 7, 2018
With the design development budget reconciled, the construction development phase has begun. The "75% construction document set" was issued on May 1st to Elford, as Construction Manager. Elford is expected to issue the GMP (Guaranteed Maximum Price) in approximately six weeks.

Once school is dismissed for the summer, demolition work and early site construction will begin. The design team has submitted drawings for the building permit and continues its work, focusing on finer details and coordination issues.

Planning teams have begun another round of meetings among teachers, staff, and design team members. When school resumes in the fall, additional planning team meetings will be scheduled in anticipation of the bid package for furniture, finishes, and equipment.

Week of: April 9, 2018
The design development drawings and reconciled estimate were presented to the Board of Education and approved at their March 26th meeting. With the project entering the next phase, a 75%-complete construction document set is scheduled for issue by the end of April. The construction manager will provide the Guaranteed Maximum Price (GMP) six weeks later.

Planning team meetings will resume before the current school year ends in late May. Demolition work and early site construction will begin in June. The design team will continue to meet on a regular basis, focusing on finer design details and coordination issues.

Week of: March 5, 2018
The design development drawings and preliminary estimate were presented to the Board of Education during its February meeting. Once the estimate is reconciled with the budget, that estimate will be presented to the Board of Education for approval at a special March meeting.

As the project moves to the construction document phase, the design team will focus on finer details and coordination issues in the drawings. The planning team is scheduled to reconvene before the current school year ends.

Week of: January 22, 2018
The design development phase is entering the estimating stage, as the design team recently has submitted the provisional drawings and specifications for review and pricing by the construction manager. Over the next few weeks, the design and construction management teams will work closely with district leadership and the OFCC to reconcile the design development budget.  Once the budget is reconciled, the design development package will be presented to the Board of Education for approval.

Following this approval, the construction document phase will begin. An early site construction package is expected to be issued in late spring. The planning team will reconvene before the current school year ends.

Week of:  December 13, 2017
Construction Update: Continuing in the design development phase, the design team has met with the various planning team groups during the past month. These groups have been updated on design progress since the last round of meetings. They have been provided with an overview of the elements to be included in the new building design, relevant to their various specialties, so that they could offer feedback.

The design and owner teams have been working closely with the project engineering teams on both civil engineering and mechanical systems. In addition, food service and theatrical consultants have provided input to the design team.

Upcoming milestone dates include the design development submittal in early 2018 and construction documents submittal in spring of 2018. The next round of planning team meetings will begin after the close of the design development phase in early 2018.


Week of: October 30, 2017
The new PK-12 school building is in the design development phase. The design team will resume meetings with the school planning teams the first week of November. In these sessions, teams will discuss details of the various building spaces.

A public groundbreaking is scheduled for November 21st at 1:30 pm. The design development and construction document teams will submit plans before spring 2018.

Week of: October 16, 2017
The Design and Construction Management teams presented the schematic design and revised estimate for approval by the Board of Education at their September 27th meeting. With that approval, the project now enters the design phase.

Design details will continue to be refined as the design team resumes meetings with the school planning teams. These planning team meetings will be scheduled during the last week of October and the first weeks of November.

Upcoming milestone dates include the design development submittal in early 2018 and construction documents submittal in spring of 2018. A public groundbreaking ceremony is planned for November of this year.

Week of: September 25, 2017
The construction management and design teams are preparing the schematic design estimate for presentation to the Board of Education and OFCC at the September 27th Board of Education meeting. Civil, structural, architectural, mechanical, electrical, plumbing, technology, and food service planning are all part of these preparations. Once the Board of Education has approved the schematic design, the design team plans to resume meetings with the school planning teams.

Design details will continue to be refined throughout the design development and construction phases. The building project remains on schedule for construction to begin in March 2018, with project completion in January 2020. A public groundbreaking ceremony is planned for November 2017.

Week of: September 4, 2017
The design and construction management teams are refining the schematic design estimate and are planning a presentation to the Board of Education in September. These teams are striving to make efficient use of the building site and to maintain a positive relationship with the new school's surrounding neighborhood.

Once the Board of Education has approved the schematic design, the design team plans to resume meetings with the school planning teams in October. The building project remains on schedule for construction to begin in March 2018, with project completion in January 2020.

Week of: August 14, 2017
The construction management team is preparing its schematic design estimate for presentation to the Board of Education and the OFCC at the end of August. All facets of the design team are contributing to the estimations to ensure the design is on budget.

Once the school year begins, the design team will resume meeting with the school planning teams. Details will continue to be refined throughout the design development process.

A public groundbreaking ceremony is planned for November 2017.

Week of: August 7, 2017
Since the new school visioning sessions and planning team meetings in the spring, the design, construction, and administration teams have been working on school design and pre-construction site surveys. In early July, the construction team took soil samples, looked for foundation remains from the previous school buildings razed in the 1970s, and completed a traffic study.

The design team continues to meet weekly over the summer. The schematic design was submitted at the end of June and is currently in the estimation phase.

A public groundbreaking ceremony is planned for November 2017 in anticipation of construction beginning in the spring of 2018.
